Land Use Planning

Land use planning is the process of assessing and regulating the use of land by determining how land should be used, based on various factors such as social, economic, and environmental considerations.

Comprehensive land use & zoning plans at the district level will provide a framework for making decisions about land use development while balancing the needs of different stakeholders and ensuring that development is sustainable with the overall development vision.

Smart Growth

By promoting more sustainable and efficient land use, smart growth can help to reduce traffic congestion and other negative environmental and social impacts associated with conventional development.

Land use & Zoning plans will be proposed to promote high density and vertical growth of cities (medium and high-rise buildings) instead of horizontal spread. Development guided by smart growth will create walkable neighbourhoods, foster distinctive &  attractive communities with a strong sense of place while preserving open Space, farmland, natural beauty, and critical environmental areas.

Traffic and Transportation

A Traffic and Transportation Plan is a comprehensive strategy for managing and improving the movement of people and goods within an area.

Proposals through a comprehensive connectivity plan which could provide solutions to traffic problems of cities by enhancing accessibility and mobility facilitated through planned growth of the city augmented by ancillary road infrastructure will be offered.

Urban Economy and Regeneration

Urban regeneration refers to the process of revitalizing and improving urban areas through investment in physical infrastructure, public amenities, and economic development initiatives.

Land parcels / sub zones will be identified for urban regeneration or land use reclassification having detail action plans, strategies, policy frameworks and such other measures for improvement of physical, economic & social development of these areas.

Housing and Urban Settlements

Housing is a critical component of urban planning and a fundamental human need. Provision of housing plays a vital role in ensuring the overall well-being of communities.

Land use & zoning plans will ensure that studies and proposals related to housing are integrated into the overall planning process to address regional disparities by providing affordable, accessible, and sustainable housing options in regions where there is a shortage or imbalance of housing.

Planning Support System

Planning Support System (PSS) assists urban planners to make informed decisions related to planning, policymaking, and management by analysing alternative scenarios to predict the potential impacts of their decisions.

PSS will be used to perform spatial analysis to identify patterns, trends, and relationships between different variables. This will further help to understand the spatial distribution of different land uses, identifying areas that are susceptible to environmental risks, and analysing transportation networks.
